We see great potential for community creation and development in several key locations in strategic positions close to, but outside of, London. The sites in the South East, will help address local needs and provide better lifestyle choices. Here, as in central London, we invest for the long term; masterplanning infrastructure, designing uplifting 'space' and carefully laying foundations from which communities can evolve.
Not everyone that contributes to making London what it is chooses to live within its bounds. Equally, not every place close to it is reliant on London for its success. We believe that the interplay between the two is vital but the key to a successful, flourishing place is to focus on its own social and economic potential. Beyond London is a rich source of strength and optimism which, if harnessed well, will self sustain and grow, only enhancing London's position as a global capital city.
Our Strategic Projects:
Ebbsfleet Valley is situated just outside the M25, on its junction with the A2. Wholly owned or controlled by Land Securities, the development has outline planning permission for 10,000 homes, 6 million sq ft of commercial space and 3 million sq ft of retail, leisure and community facilities. More than 40% of Ebbsfleet Valley will be open space.
Taking advantage of the adjacent Bluewater shopping centre and the new high speed connections to the international station offered by - 17 minutes to London, and access to Europe via Eurostar - Ebbsfleet Valley is well positioned to deliver a balance between an urban and rural lifestyle.

In Harrow and Wealdstone, North London, this site, which is close to Harrow and Wealdstone station (14 minutes to London's Euston), has the potential to accommodate a mixed-use development comprising homes, retail, commercial and community facilities.
This site has been in manufacturing use by Kodak for over 120 years and is currently used for the production of photographic paper. Kodak is carrying out a phased consolidation onto a smaller site and we have a development agreement to purchase and promote surplus land as it is released.

Land Securities and Places for People entered into a 50:50 joint venture in 2008 to form HNJV Limited with the aim of promoting the site for significant development as an urban extension to Harlow New Town.
Located to the north of Harlow New Town, to the west of the M11 motorway, the site has the potential to deliver a community comprising significant commercial and retail development alongside 16,000 homes.
The site is primarily in agricultural use, interspersed with woodland. The north western past of the site comprises Hunsdon airfield, a former RAF base.

Located to the east of Stansted airport and to the north of the upgraded A120, Easton Park offers huge potential for mixed-use development comprising homes alongside significant supporting comunity, commercial and retail infrastructure. The site already benefits from a planning permission granted in 2011 for the extraction of sand and gravel.
The land is wholly owned by Land Securities and the majority of the site is in agricultural use. Part of the site was formerly a WWII airfield.

Located close to the river Medway, Rochester and Chatham in Kent, just off the A2/M2 junction, the site offers potential for a new settlement of around 5,000 homes alongside commercial, community and retail provision.
The site has been in military use since 1877 and has more recently housed barracks and training facilities.
